Overview

1645 Abbot Kinney is a collection of 22 residential units for-lease and 5,000 square feet of neighborhood serving ground floor retail space located in the heart of Venice along Abbot Kinney Boulevard. The residential units are a combination of 2-story lofts and flats. All are washed in natural sunlight and have views; some of the street, others of the hills and of Venice. Each includes stainless steel appliances (refrigerator, dishwasher, stove/oven), in-suite washer/dryer and controlled-access underground parking. The units have been carefully designed to reflect the Venice lifestyle and maximize the potential of the site.

Unit Plan A (Boulevard Units)

These “boulevard units” are located above Abbot Kinney and have a large sliding glass window that provides for views of the street below. There are eight of these units, six of which are accessed from the project’s second floor and two from the third floor. These two story units total approximately 1,150 square feet and include a private room, office/den, large bathroom and separate storage area on first floor and a large open room with kitchen above. Floors are a combination of polished concrete and hardwood. These units are west facing and include a 2nd floor skylight, maximizing the natural sunlight.

Unit Plan B (Patio Units)

These “patio” units, located around the project’s central open space, offer views in all directions and include private patios of approximately 160 sf. There are eight of these units, all of which are accessed from the project’s second floor. These two story units total approximately 1,130 square feet plus private patio. The units include a large open room with kitchen and powder on the first floor and two private rooms plus large bathroom on the floor above. Floors are a ombination of polished concrete and carpet. These units offer some of the most compelling views of the City.

Unit Plan C & D (Penthouse Units)

There is one C unit and one D unit, both of which are located along Venice Boulevard and accessed from the project’s third floor. These two story “penthouse” units total approximately 1500 and 1550 sf and include two private rooms plus large bathroom and separate storage area on first floor and a large open room with kitchen and powder above. Floors are a combination of hardwood and carpet. These units are surrounded by walls of glass that provide spectacular views of Abbot Kinney boulevard and as far away as the Getty Museum and LAX.

Flat Units

There are four Flat units, all of which are accessed from the project’s second floor. These one story units range in size from approximately 575 sf to almost 800 sf. These units include an open room with kitchen, private room with oversized closet and large bathroom. Floors are polished concrete. Each unit has a large glass wall or sliding window that provides spectacular views of the street below.
